This month there are many new projects being launched. Grand Victoria III based in West Kowloon by developers Wheelock properties, Sino Land, K Wah International, Shimao and SEA Holdings. Sunday saw its round one sales being opened with 78 units being sold in two batches.
Saleable area ranges from 277 to 524 sq ft, with the first batch of units priced from HKD 8.34 million to HKD 16.25 million. Per square foot this was between HKD 30,094 and HKD 35,095.
With a 20% discount the cost is between HKD 6.7 million and HKD 13 million, or HKD 24,075 to HKD 28,076 per square foot. This means that this batch is 5% higher than the first batch of the project’s first phase.
On the first day of sales there were 11 transactions. These were mainly smaller units that the purchasers were buying for their own usage.
The following batch will consist of 8 units and will remain for tender sale on a daily basis until the end of next month.
Also opening for registration and sale by tender this week was The Queens in Sai Ying Pun developed by Regal Hotels International.
On Saturday a 428 square foot unit featuring two bedrooms was sold for HKD 19.68 million.
Since it opened last Thursday, the projects show apartment has been viewed more than 2000 times. According to the developer these visitors consisted mainly of young adults and families over the Easter and Ching Ming holidays. This weekend the first round of sales will be launched.
It is a single residential building based in 160 Queens Road West. It is comprised of 130 units with a saleable area ranging from 205 to 483 square feet. There will be a discount price of HKD 30,299 for the first fifty released units. The lowest apartment price recorded at the project was HKD 6.88 million.
The sales brochure for St Michel in Sha Tin has been uploaded and sales are scheduled to commence later this month. It will consist of 196 units with an area between 920 and 1,500 square feet. Presale consent is still being awaited for some of the new apartments.
The Arles in Fo Tan will be providing 1,335 units, consisting mainly of 1-3 bedroom apartments. It is developed by Centralcon Properties.
Presale consent is also being awaited for South Land in Wong Chuk Hang. The 800 unit project is being developed by Road King Infrastructure.
